(Hong Kong, September 25, 2013) Hang Lung Properties Limited (HKSE stock code: 101) is pleased to announce that the company’s prestigious office building, Standard Chartered Bank Building, has achieved the Gold Rating of Provisional Assessment under the BEAM Plus V1.2 for Existing Building of the Hong Kong Green Building Council (HKGBC). It is the first building in Hong Kong to achieve this recognition, reaffirming the efforts Hang Lung has made to adopt environmentally friendly practices throughout our portfolio in order to contribute to a sustainable community.

The Standard Chartered Bank Building has achieved credits in the following six assessment categories to achieve this recognition:

Site Aspects

• Environmental Purchase Plan is established to commit at least 70% of purchased items to be environmentally friendly.
• Regular inspection, cleaning and maintenance of the building structure prolong the life of the building.
• Ensuring that sufficient staffing and resources for operation and maintenance.
• Tenants’ Handbook is compiled to encourage tenants and their contractors to adopt environmentally friendly practices for the disposal of construction waste, use of chemicals and hazardous substances, and also minimizing energy consumption.

Materials Aspects

• Adoption of spatial and engineering flexibility to allow layout modifications so as to minimize waste during refurbishment and deconstruction.
• Use of environmentally friendly refrigerant (R134a) for chillers.
• Conducting waste audit in order to improve recycling practices.

Energy Use

• Conducting energy audit.
• Purchase of energy efficient appliances.
• Ongoing testing and commissioning of chiller plant and building services equipment.
• Establishment of energy management plan and manual for chiller plant and building services equipment.

Water Use

• Development of water conservation plan.
• Use of water efficient appliances such as infra-red faucets with low flow rate.

Indoor Environmental Quality

• Implementation of integrated pest management plan.
• Obtaining Indoor Air Quality Certificates.
• Provision of amenity features to enhance quality of the building.

Innovation and Addition

• BEAM Professionals are engaged to integrate the principles of green buildings.

BEAM Plus is a comprehensive environmental assessment scheme recognized by the HKGBC. Projects registered for BEAM Plus certification are required to undergo a series of assessments on different aspects of building performance, including: operation and maintenance, waste management, energy efficiency and indoor environmental quality. The objective is to encourage the development of more sustainable buildings and to reduce the long-term impacts the buildings have on the surrounding environment.
